We've got a property of interest in our sights, time to make them an offer they can't refuse. We'll ensure we do extra due diligence on the property and negotiate a deal that's in your favour.
CONTACT PROVIDERS
Get in touch with the local utility and service providers to schedule dates and times to have them come in and hook everything up once you've moved in.
MORTGAGE PRE-APPROVAL
Now that we've met and broke bread, it's time to find out what you can afford. Looking at properties is nice, but looking at properties you can afford is better.
SATISFY CONDITIONS
The offer has been accepted with conditions. We'll assist you in making sure we satisfy all those conditions, including getting an inspector in the property and securing financing.
CLOSE
The day is here, time to get your keys! You've satisfied all conditions and signed all legal documentation with your lawyer, let's get moving into your new home!
PROPERTY SEARCH

START PACKING
Time to start gathering all of your belongings and disposing of all that "stuff" that has just been sitting in boxes in the basement and garage. If possible, try and donate any useable items to goodwill.

Your credit score and repayment history is going to play a major role in qualifying you for a mortgage. Find out what your score is ahead of time and work on building your score up so that you have a favourable credit report by the time you apply.
RESEARCH DESIRED LOCATIONS
Is it close to schools, plazas, medical assistance? What's the drive like to work or to visit family? Picture yourself living in that particular area and determine if it's the right fit for you and your family.
